Policies

ALL POLICIES ARE STRICTLY ENFORCED.  IT IS THE RESPONSIBILITY OF ALL GUESTS (AND MEMBERS OF THEIR PARTY) TO BE FAMILIAR WITH ALL POLICIES PERTAINING TO RENTAL, AND TO VERIFY ALL DATES AND OTHER INFORMATION ON THEIR CONFIRMATION.NOTICE: We rent to responsible adults over the age of 21 only; all guests under the age of 21 must be accompanied for the entire stay by a parent or legal guardian.

 RESERVATION PROCEDURES

Note: All rates shown on availability calendar are per night and do not include any applicable taxes or fees. Rates are subject to change without notice.  All rentals require a 2 night minimum stay.  DUE TO SECURITY REASONS, ALL CHECK INS AFTER 7 PM MUST ELECT THE EXPRESS CHECK IN & DAMAGE WAIVER OPTION; ARRIVALS AFTER 7PM THAT HAVE NOT ARRANGED THIS WILL NOT BE ABLE TO ACCESS THEIR CABIN. SEE POLICY BELOW EXPLAINING EXPRESS CHECK IN & DAMAGE WAIVER.All reservations are subject to a non-refundable one-time Processing fee of 25.00.

All reservations booked on the phone are charged a reservation fee of $10.00.

· 50% of rental fee required in advance to hold reservation.                                         

· We accept Visa, Mastercard, and Discover for your deposit.                                         

· Upon receipt of deposit, confirmation receipt will be emailed to you.  If you do not have an email address, confirmation can be mailed to you.  Directions to our office can be obtained by clicking on the "Directions" button on our website homepage.  It is your responsibility to verify dates and other information- we are not responsible for errors not corrected in advance.   

· Balance is due at check in.  Must be Cash, Credit Card or Travelers Check.

· The Credit Card used to make your deposit must be present along with the card holder at the time of check in. Or a Credit Card Authorization must be completed prior to check in.

· If you are booking your cabin online and you have stayed with us before, in the comment area list the last 4 digits of the credit card you are wanting to use to avoid confusion with past credit card numbers.

· A copy of the credit card being used and a copy of the drivers license of the authorized signer must be faxed back with the credit card authorization paperwork in order for transaction to take place.

· Only the name on the reservation will be authorized to check in unless prior arrangements are made with the office.                                         

DAMAGE DEPOSIT

· All reservations made on or after December 6, 2007 a Damage Deposit is required for every rental.

· All guest are responsible to pay a $25 non-refundable damage wavier, which will relieve Guest of the cost for all unintentional and incidental damage to property and its contents, up to an amount of $200.00. This Damage Waiver does not cover intentional damage, theft, and excessive cleaning required or unintentional damage over the cost of $200.00.

REGARDING YOUR STAY

· Check in is 3 p.m. to 7 p.m.  IMPORTANT- you must call in advance if you may be arriving after 7 p.m. so that arrangements can be made for your access to the cabin.  (See instructions for Express Check In below).

· Check in earlier than 3 p.m. is based on availability only and is not guaranteed.                                         

· Check out time is 11 a.m.  Unless prior arrangements are made, guests that do not vacate their cabin by 11a.m. will automatically be charged for an additional night's rental.  

CANCELLATION POLICY

· NO REFUNDS OR RESCHEDULES FOR CANCELLATIONS MADE SEVEN (7) DAYS OR LESS BEFORE ARRIVAL DATE.  THERE WILL BE NO EXCEPTIONS FOR ANY REASON. 

· All cancellations made 8 days or more prior to arrival will be refunded minus a $25.00 Service Fee.      

· You must call in to our Office during regular business hours and obtain a Cancellation Number for your cancellation to valid.

· All changes to your reservation and reschedules will be charged a $25.00 Service Fee. No refunds for early departures (less nights than reserved).  No exceptions.                                      

· No refunds for reducing the number of nights reserved with less than 7 days notice.                                        

· No refunds due to inclement weather, power outages, or acts of God.      

· No refunds for No Shows.  If you have not checked in by 7.p.m., and have not called the office to make arrangements for a late check in, your reservation will be considered a No Show, and your deposit will not be refunded.                                

 ADDITIONAL GUESTS (More than reservation states)

· Additional guests and visitors must be pre-approved by the office in advance.  (Each child counts as one guest).  For approved additional guests, you will be charged $10.00 per night per guest.                         

· NOTE: We do not allow any children or extra guests in our one bedroom cabins- they are available for two adults only.                                      

· IF YOU BRING IN EXTRA GUESTS OR VISITORS WITHOUT PRIOR APPROVAL, YOU WILL BE ASKED TO LEAVE WITH NO REFUND ON THE ENTIRE AMOUNT OF RENTAL. 

PET POLICY

· All pets must be disclosed at the time of reservation, and will be verified at check in.                                     

· A NON-REFUNDABLE Pet Fee of $30.00 will be charged for each reservation (one fee per reservation, not per night), with a pet; $10.00 will be charged for each additional pet.  Three pets per cabin maximum.     

· All pets must be on a leash outside the cabin; PETS MUST NOT BE LEFT ALONE IN THE CABIN UNLESS CRATED.  NOTE: If maintenance or repairs are required, pets MUST NOT be left unattended in cabin - service personnel will not enter the cabin is there is an unattended pet. If you do not have a crate for your pet , you will be asked to leave.                             

· All pet owners are required to pick up any pet waste near the cabin, out of respect to other guests, and clean up after their pet in the cabin.   Any excessive cleaning required due to pet hair will be charged to the Guests Damage Deposit.          

· Pets are not allowed in Hot Tubs.

· If your pet is going to be on the furniture you must bring your own blanket or sheet for your pet to sit on. This is to protect the furniture and to avoid additional cleaning charges.                        

EXPRESS CHECK IN SERVICE 

· Helpful tip: Fridays are our busiest day of the week. The wait to check in can sometimes be 15 minutes or longer. To avoid this wait, take advantage of our express check in.

· Express check in done only by fax.

· A copy of the credit card being used and a copy of the drivers license of the authorized signer must be faxed back with the express check in paperwork in order for transaction to take place.

· Avoid long check in/check out lines (especially on Fridays), by taking advantage of our Express Check In Service (may not be available on all cabins). To qualify for this service, balance must be paid in full in advance of check in, and Damage Waiver Option must be elected and paid for in advance. Our office clerk will fax to you 2 forms that need to be signed (express check in policy & authorization and check in information form). Guest must sign both forms and fax to 1-706-878-7728. Note: This fax must be received by our office at least 3 days prior to your arrival date or you will be unable to access your cabin. (ALL POLICIES WILL BE STRICTLY ENFORCED, ESPECIALLY IN REGARDS TO PETS, VISITORS OR EXTRA GUESTS. ABSOLUTLEY NO HOUSE PARTIES ALLOWED- ANY VIOLATORS WILL BE ASKED TO VACATE THE CABIN WITH NO REFUND ON ANY AMOUNT OF THE RENTAL). Our office staff will then fax directions to your cabin, and the key code to your cabin, so that Guest may proceed directly to the cabin.  To order this service, you may note your request on the reservation form while booking online, or contact our office for details.                      

· Note: Due to security reasons, all check- ins arriving late (after 7 p.m.) must select Express Check In. If you do not wish to use this service, you must check in on your day of arrival between 3 p.m. and 7 p.m.  If you are on the road and find you may be arriving after 7 p.m., you must call the office to make arrangements for Express Check In, as the office will be closed.  If you arrive after 7 p.m. without making arrangements with the office, you will not be able to access your cabin, and there will be no refunds.                         

CABIN AMENITIES 

· Descriptions of cabins are deemed accurate but are not guaranteed.  We reserve the right to make changes to cabin furnishings, equipment, and amenities as necessary.                                    

· All cabins come equipped with either cable or satellite. We do not guarantee any particular channels, as packages may vary from cabin to cabin, or over time.  We are not responsible for cable or satellite service interruptions.

· All cabins have DVD,VCR OR BOTH.                      

· Most cabins are on gravel roads.  The Helen area is mountainous, and therefore some roads and /or driveways may be slightly steep.  They are all accessible by any type of vehicle, however, if you are arriving by motorcycle or will be towing a trailer, please review the cabin amenities to see if it is trailer accessible, or contact us prior to making a reservation so we may determine which cabin location will allow for easiest access.

· All cabins have heating and air conditioning, fireplaces, BBQ grills (most are gas), all kitchenware, towels, and bed linens.

Wireless Internet is available in selected cabins. We are not in control of you computer being compatible with our service. We are also not able to control if the internet is down due to the provider.
